New Multifamily Case Studies
Both of these new case studies were written by Alex Howell, a Graduate student who participated with AEGB's summer internship program.

The Boulevard
The Boulevard’s primary goal was to be the first affordable, for-sale development in Southeast Austin and building green was an opportunity to keep operations and energy costs low enough so that the housing is able to remain affordable over time. The site is conveniently situated off Riverside Avenue, near major transit nodes, Austin-Bergstrom Airport, and downtown, minimizing commuting costs and reducing automobile reliance. The Boulevard also enjoys easy walkablity to local amenities, Austin Community College, SafePlace and the newly built Ruiz Library, creating a pleasant neighborhood atmosphere.

The development team expected the three-star Austin Green Energy Building Rating to provide a desirable wrinkle to their marketing strategy but they were surprised at how many of the residents listed the rating as paramount to their decision to invest in the property. As energy prices climb, the true cost of ownership is not just in the initial cost of the property, but also in the operational costs of the building. In this sense, green building was an integral mechanism in maintaining the affordability at The Boulevard.

City View at the Park
City View's project team set out with the ambition to make City View at the Park a national model for energy efficiency in affordable housing. Rather than thinking of the two as isolated goals, the ultimate success of the project was predicated on the team’s ability to synthesize the green building and affordability agendas into an integrated approach.

As a participant in S.M.A.R.T. Housing, City View at the Park was required to participate in AEGB; however, they saw the mandate as an opportunity to construct a higher quality building that would lower operating costs for residents. The fact that City View ultimately received a rare four-star Green Building Rating illustrates their commitment to making affordable, green.
